The McArthur Residences 

 

Description: An Edwardian heritage home from 1910, fully restored into a heritage duplex, which received Built Green Silver Certification. This home was lifted, repositioned, and placed on a new foundation. The interior was reframed to meet the latest structural, fireproofing, and green building standards and converted into a duplex. Components of the exterior facade were salvaged, brought up to code and restored or custom made to match the materials from 1910. Pacific Ray’s Construction Management was Project Manager on this project.

Built Green: Silver Certification 


In order to reach Built Green silver certification, points from the following 7 categories were acquired. Below are some of the techniques used to gain points under the 

categories:


1. Energy and Envelope

  • Extra insulation at exterior walls, windows, roofs and underneath the concrete slab

  • Sealed air barrier confirmed by air-tightness testing at the pre-drywall stage 

  • Energy Star appliances and lighting throughout

  • High efficiency HVAC systems designed by a mechanical engineer


2. Materials and Methods

  • Building materials with recycled and/or recovered content 

  • Durable flooring in all high-traffic areas

  • Lifetime finish on all faucets and door hardware


3. Indoor Air Quality

  • All insulation certified zero formaldehyde

  • Low VOC paint used with less than 200 grams/litre of VOCs 

  • Carbon monoxide detectors on each floor

  • Full flush of the air within the house after completion 


4. Ventilation

  • Energy Recovery Ventilation (ERV) installed for constant fresh air exchange without heat loss

  • Ventilation fans meeting Energy Star requirements

  • Ductwork thoroughly sealed along all seams, joints, connections and penetrations. 


5. Waste Management

  • Recycling program implemented onsite to divert waste materials from waste stream

  • Protection of trees and natural features on site during construction


6. Water Conservation

  • Efficient plumbing fixtures and appliances that reduce water wastage

  • Landscaping with drought tolerant plants

  • Efficient irrigation technology


7. Business Practice

  • Site superintendent educated and trained in Built Green and Green Building Science
